Choosing a Home Inspector can be a bit intimidating.  There are so many to choose from.  How do you know which one is good for you?  Do you go with the inspector that is new to the trade or the one who has been doing this for many years? 

 

To help you start this process I suggest you ask your family & friends who they have used in the past.  These are people whose input you can trust.  At least I hope you can.  Were they happy with the inspection and the report?  Were they able to ask questions during the inspection?  Did they feel like the inspector knew what he was talking about?

 

Do your homework!

Next I would suggest asking your Realtor for a referral.  Your Realtor is familiar with the home inspection process.  They have done their homework, pardon the pun, and only suggest inspectors that have worked well with their past clients.

 

There are some people that say not to use the Home Inspector the Realtor recommends because they are in ‘cahoots’ together.  To some degree I have to agree with that!  Maybe we are not in ‘cahoots’ together…….but we do have a common goal.  That goal is to provide top quality service to our clients.  I may be going out on a limb here, but if a person doesn’t trust their Realtor enough to refer a Home Inspector, then maybe that person chose the wrong Realtor.

 

I’m not saying to just go blindly and use an inspector just because somebody gave you a referral.  You should do your homework too.

 

Check out the inspector’s websites. 

 

Make some phone calls.

 

Ask some questions and decide who you would trust to inspect your future home.  Make sure you are comparing apples to apples.  Some of the questions to ask are:

 

  • Is the inspector licensed?
  • Is the license current?
  • How much experience does the Inspector have?
  • How long will the inspection take?
  • When and how will the report be delivered?
  • Does the inspector carry professional E&O and liability insurance?
  • And the last question should be, how much is this going to cost me?

 

Price is important, but don’t let it be the driving force of your decision.  There’s reason why some home inspections are cheaper.   You need to choose the Inspector you feel the most comfortable with.
